The vision for the mixed-use development and waterfront park at 305 S. Congress Avenue builds upon the South Central Waterfront Vision Framework Plan for the city of Austin by strengthening the role of the waterfront and embracing Lady Bird Lake.

The concept design for 305 South Congress, the previous site of the Austin American Statesman, brings the city of Austin and CMG’s previously designed South Central Waterfront Plan to life. CMG is participating in the vision implementation and goals for this waterfront development site including; enhancing connections to and along the waterfront, expanding open space and creating great public places for all and establishing a lively and attractive pedestrian environment while strengthening connections back to the city of Austin.

The mixed use development represents 19 acres of the existing 118 acres of the South Central Waterfront District, creating a central and important link to the lakefront park system. The new sustainable development will include a great public lawn, a water theater, habitat wetlands, a lakefront boardwalk, and planted edges along the waterfront. Simultaneously, all spaces will be designed to conserve, reuse, and return water to Lady Bird Lake. Shared use public ways will be incorporated into the streetscape and public space, creating moments of spontaneous interaction while incorporating Austin’s culture through programmatic and artful activation.
